QUICK REFERENCE

Our Community Association is structured to perform common area maintenance and some exterior home maintenance based on dues payments and /or special assessments.

Homeowners often ask for a summary of the various maintenance items that are the responsibility of the Association as well as clarification of the items that are the responsibility of the Homeowners in our community.

This brochure is a quick reference guide covering Grounds, Trash, Exterior Painting and more.
Keeping up-to-date on exterior painting, wood preservative on decking and immediate notification to the management company when problems are spotted, will help keep homes and the community in good repair.  Printable Responsibilities Brochure -

Ultimately, each home in our community is individually owned and the primary responsibility for each property lies with the homeowner.

Association maintains and cleans the gutters once in December with the exception of the homes on Staunton Way. Gutters on Stanton Way were installed by individual homeowners and are their responsibility to maintain.

Landscaping

Association

The Association maintains all original landscaping on the individual lots and common areas. Note: Back yards include mowing and leaf removal only.

Grass Cutting Association Scheduled every 7 to 10 days during the growing season, though may skip a week during summer drought.

Weeding of mulch beds

Original beds and Association installed beds only. Note: Back yards include mowing and leaf removal only.

Mulching

Association

New mulch provided once a year, typically in the spring. Note: Back yards include mowing and leaf removal only.

Shrubs and Trees

Association/ Homeowner

Association is responsible for original and Association planted shrubs/trees only. Includes pruning of shrubs in June, August and October. Association will have any original planting removed should they die, but does not pay for replacement. Note: Back yards include mowing and leaf removal only.

Leaf Removal

Association

Entire community is done once in NOVEMBER, once in DECEMBER, and once in MARCH.

Aeration and Overseeding

Association will rake and seed bare areas only. Note: Back yards include mowing and leaf removal only.

Grading/Drainage

Association/ Homeowner

Association is responsible for poor drainage on lots if it poses a structural or health problem.

Sidewalk, Stoop, Driveway Maintenance

Association/ Homeowner

Association is responsible for maintenance of all sidewalks, stoops and original patios. Single-family homeowners on Timberly Waye and Stanton Way are responsible for their driveways.

Road and Curb Maintenance

Snow Removal

Association

Association only removes snow from roadways and parking areas in connected townhouse areas. Homeowners are responsible for snow on their sidewalks, stoops and patios.

Trash Collection

Association

Picked up Tuesday and Friday of every week. Trash & garbage containers are not permitted to remain in public view except on days of trash collection.
